Developers’ sales for the week of 30 Oct – 5 Nov 2023 were 42 units

The CCR accounted for 11.9% while the RCR and OCR made up 38.1% and 50.0%

The respective top-selling projects in the CCR is Cape Royale, followed by The Reserve Residences in the RCR, and The Lakegarden Residences in the OCR

There will be 3 GLS tenders at Clementi Ave 1, Pine Grove (Parcel B) and Lor 1 Toa Payoh closing on 7 Nov

With 3 sites closing on the same day, it is likely to divide developers’ focus

The number of bids may range from 1 to 5

There may be opportunistic bids for Pine Grove (Parcel B) as developers may sense lukewarm response

Developers might avoid Lor 1 Toa Payoh site as the winning bid will be on the high side but a number of bids are still expected

In Dec, URA will launch another 3 choice sites at Zion Road and Upper Thomson Road (Parcel A and B)

The Upper Thomson Road precinct is highly likely to be similar to Lentor precinct.
